1Are there any additional charges apart from the monthly rent?
The monthly rent includes Wi-Fi, weekly cleaning, and electricity for common areas.
Each room has its own meter to record AC usage, and water bill is shared equally among all housemates.
2What is the minimum rental period?
The minimum stay is 6 - 12 months. Shorter stays are subject to availability and higher rates.
3How much is the security deposit and advance payment?
2.5 month security deposit plus 1 month advance rent are required before move-in.
4Is the deposit refundable?
Yes, deposit is refundable at the end of the tenancy, subject to no damages, outstanding bills, or contract breaches.
5What happens if I terminate the contract early?
Early termination will result in forfeiture of the deposit.
6When is the monthly rent due?
Rent and utility payments are due on the 5th of each month.
7Do you offer sharing rooms?
Only master bedrooms and studio units allow 2-person sharing. Additional charges will apply for extra occupants.
8Are smoking or pets allowed in the rooms?
Smoking and pets are strictly not allowed in any rooms.
9What furniture and appliances are provided?
Rooms come fully furnished with essentials, including a bed, mattress, wardrobe, study table, chair, air-conditioning, and a fan. Common areas are equipped with a kitchen cabinet, kitchen stove, fridge, and washing machine.
10Is cooking allowed?
Light cooking is allowed. Tenants are expected to clean up after use.
11Which areas are covered in the weekly cleaning? Do the cleaning staff also clean the bedrooms?
Weekly cleaning covers only the common areas, including the living area, common bathrooms, kitchen, and yard. Room cleaning can be arranged separately with the cleaner for a one-time charge of RM10-RM15 per cleaning.
12Is parking included with the room I rent?
Parking is not included but can be rented, subject to availability. It will cost between RM150-RM200, depending on the unit area.
13How can I book a room?
You may contact us to arrange a physical or virtual viewing. To secure a room, a booking fee is required, which will be deducted from your move-in payment.
14What should I do if something in the unit needs repair?
Tenants can report maintenance issues to our maintenance team, and we will arrange for inspection and repairs as soon as possible.
